Developer seeks amendment to housing project

When a townhouse development in Venetia was approved by Peters Township Council in 2006, the housing market was good and developers felt there would be little difficulty selling the units for $300,000.

Times have changed.

Developer Martik Properties was before council May 26 requesting an amendment to the conditional-use decision to decrease the size of each unit and increase the proposed number of units. Reducing the size also will reduce the selling price to $230,000 or $240,000.

Originally, 24 units were proposed. Council approved the amendment request with only Monica Merrell voting against, saying she wanted additional information about traffic and other changes. Martik will be permitted to construct 33 units in the Venetia Pointe Plan at 661 Venetia Road.

Even with the increased number of units, Ed Zuk, township planning director, said there are no ordinance violations regarding density of townhouses per acre. Solicitor William Johnson said unless there are "extraordinary issues," council was obligated to approve the amendment, as no ordinance restrictions were exceeded.



Neighbor George Paxton complained of the lack of work at the site during the past three years.

"Something's wrong," he said, referring to the area as an "eyesore." Additionally, Paxton said, he was told the lack of recent work was because "the problem was cash flow."

There was no reaction to his comments from representatives of the developer in the audience.

Only one unit is built and it is leased.

Paxton complained about his driveway along with other property damage he contends was caused by the infrastructure construction.

In the amendment approving the increase in the number of units, council included that the developer must address driveway problems. Any other damages Paxton alleges, council agreed, are between him and Martik.

Zuk said there is no time frame as to when the project must be completed.

"It's what the market dictates," Zuk said.
