New condominiums, townhouses coming to Mt. Lebanon
A new development of townhouses and condominiums that is coming to Mt. Lebanon will offer more residential options and new opportunities for the township to add to the more than 33,000 residents already living in the community.
Representatives from Berkshire Hathaway HomeServices and Zamagias Properties joined municipal officials for a Dec. 1 groundbreaking ceremony for construction of the 46 units located at 400 Washington Road adjacent to the uptown district in Mt. Lebanon near St. Bernard Church.
“It adds density in the community,” economic development manager Eric Milliron said. “The location is phenomenal with the closeness to the uptown district and the light rail service.”
According to Berkshire Hathaway HomeServices Owner and CEO Ron Croushore, the three buildings offer something not currently in the Mt. Lebanon market.
“The problem is there is no new,” Croushore said. “To bring that diversity, especially in that area, is vital. Real estate is about location. There are not an astronomical amount of houses that are going on the market, but it’s about the lifestyle.”
While being able to bring new members into the community, the 39 condominiums and seven townhouses will allow for those already in Mt. Lebanon to have another option of high-class living if they are looking to downsize. The single-floor living would include opportunities for a two-car garage and allows pets.
“This is a much needed product in our community,” Milliron said. “These housing options aren’t available in Mt. Lebanon but also are tough to find in the South Hills and the Pittsburgh metro area in general.”
The first building, which is expected to be move-in-ready in 2018, will contain four townhouses and 12 condominiums.
According to Croushore, several of those units have already been reserved for the first structure, with the following buildings being built subsequently. The ultimate goal is to have all three buildings completed by 2020.
The projected sale price for the different living options range from $468,000 to $675,000. It would also require a monthly homeowners’ association fee.
What the development also does as a whole for Mt. Lebanon is improve an area that is considered a gateway to the rest of the community.
“It’s reclaiming an under-utilized site that has been obvious for a number of years,” Milliron said. “To have a new residential product on that site, you really can’t ask for more. It’s a very attractive project with great curb appeal. More importantly it’s going to add residents to a fallow corner. It’s been a long time coming but good things come to those who wait.”
