Deerfield Plaza conceptual plans presented in Upper St. Clair

Upper St. Clair Director of Community Development Adam Benigni reported to the township’s

commissioners about a pre-application conference for potential development of land at the corner of Route 19 and Boyce Road.

Speaking at the board’s Jan. 25 informational and general affairs meeting, Benigni said builder Jeff Thomas went to a planning committee workshop meeting to ask for comments about the Deerfield Plaza development, which is still in the conceptual stage. Senior living, office and retail space, and a restaurant are some of the options being considered.

The development is proposed for about 26 acres on either side of Boyce Road, to the west of Washington, with 16 acres on the northern side and 10 acres across the street, Beningi said.

A sketch plan submittal dated Jan. 21 shows nine buildings for the development, along with 5.54 acres for open space, including trails, and stormwater management. Access roads would be built from Washington and Boyce roads for the main part of the development, and from Thorntree Drive to a parking lot of an 8,000-square-foot office building on the south side of Boyce.

The largest structured planned is a four-story, 189,000-foot senior living building, on the westernmost part of the property, near Boyce Middle School. Plans also call for a 45,000-square-foot building for a private learning center.

In other business at the Jan. 25 meeting, commissioners discussed items to be addressed Feb. 1, including continuation of public hearings for the Tuscany Pointe planned residential development at 1500 McLaughlin Run Road and nonresidential conditional use approval for 1120 Boyce Road.

Also slated for the Feb. 1 meeting is final land development approval for a new CVS Pharmacy at Fort Couch and Washington roads, at the site of the current Campbell Place, and a public hearing for the transfer of a liquor license for Eat’n Park Hospitality Group Inc.
